Job Title: Lettings and Property Manager
Location: UK-Kent-Bessels Green
Monday to Friday 9 to 5
£30 - 35,000 plus great benefits
Overview:
Integra Property Management is a privately owned Property Management company with a diverse portfolio of residential units in the Tunbridge Wells area. Property currently managed by external Lettings Managers is being brought 'in house' and IPM is seeking an experienced Property and Lettings Manager to deliver the transition and future service. As the company is very much an independent agent, they are seeking someone who will be hands on within the business and would oversee and get involved with all aspects of developing the Lettings department including property management for the Tunbridge Wells residential portfolio.
Responsibilities:
Requirements
· Minimum 2 years recent Lettings experience
· Demonstrable winner of new business and instructions
· Experienced negotiator
· Industry recognised ARLA qualification advantageous essential
· IOSH qualification preferable
· Industry knowledge if Health Safety and the legal requirements for dwellings.
· IT literate with knowledge of standard letting agency software
· Exceptional people management skills
· Passion about delivering exceptional customer service
· Strong organisational and time management skills
· Have strong communication skills and confidence in building rapport
· Entrepreneurial, self-motivated, and energised
Qualifications:
Responsibilities of a Lettings Manager
· Creating a strategic business plan in conjunction with Head of Facilities and Head of Estates
· Health and Safety compliance management of the residential portfolio
· Working closely with other departments and with the Commercial Director to increase new business, identifying opportunities to generate new business leads and instructions. Building alliances with local developers and landlords. Maintaining up to date knowledge of market conditions and competitors
· Putting in place measures to retain business
· Actively working to increase the number of managed properties on the portfolio
· Liaising with tenants, identifying their needs and arranging property viewings
· Conduct viewings, obtain feedback and update the landlord
· Negotiating offers and agreeing new tenancies
· Offering an efficient, proactive and high level of customer service to the clients
· Liaising with in house Maintenance, Legal, Facilities and Estates departments.
